Future development may open secondary areas as inland plots develop, but the current Ungasan pipeline is effectively the Melasti pipeline.
Product diversity
Five unit types are currently represented in Ungasan — the widest mix on Bukit: villa, apartment, studio, penthouse, townhouse. This diversity reflects the area's appeal across buyer archetypes: compact studios and apartments for rental-operator investors, 2-3 BR villas for owner-occupier and boutique-operator buyers, and penthouses for higher-end second-home purchases.
Villa remains the dominant class, typically 2-3 BR with pools on 100-200 m² plots. The penthouse segment is unusual for Bali and concentrates in a handful of Ungasan projects that take advantage of the hillside topography for elevated view decks.
