The sub-region's development has concentrated in one dominant area:

  • Melasti — 28 projects. The single cluster driving Ungasan's current pipeline, named after the beach below the hillside. All Ungasan primary-market inventory currently traces to this area.

Future development may open secondary areas as inland plots develop, but the current Ungasan pipeline is effectively the Melasti pipeline.

Product diversity

Villa remains the dominant class, typically 2-3 BR with pools on 100-200 m² plots. The penthouse segment is unusual for Bali and concentrates in a handful of Ungasan projects that take advantage of the hillside topography for elevated view decks.

Who buys in Ungasan

More diverse buyer mix than Uluwatu. Owner-occupier European and Australian second-home buyers drawn by the hillside-view proposition and more generous lot sizes than cliff-top product.
