Bali vs Phuket Property Prices & Buying Budget

A Bali villa and a Phuket condominium can appear in the same property search without being comparable purchases. One may include a private pool and a fixed remaining lease; the other may be an apartment with shared facilities and eligibility for foreign freehold ownership. Comparing their asking prices alone answers very little.
For a useful Bali vs Phuket property prices comparison, start with two separate questions: what home do you want, and what rights must come with it? Then calculate the cash needed to acquire, finish and hold that particular property. The lowest advertised price is not necessarily the lowest workable budget.
Two advertised examples—and what they do not prove
Anteya's listing for a two-bedroom villa in Ubud advertises US$259,000, 120 square metres of building area, a private pool and a 25-year leasehold term. It is marketed as off-plan, with completion targeted for Q4 2026. That is a seller's advertised package, not a completed-sale valuation or confirmation of availability.
In Phuket, Sansiri advertises dcondo cove in Kathu from THB 1.99 million. This is a condominium development, not a private villa; the starting price does not confirm which unit, foreign-ownership quota, furnishings or charges are included in an individual offer.
These public examples were checked on 31 August 2026. Prices and availability require reconfirmation. They illustrate different entry products, not a matched pair or either island's average price. Keeping their original currencies also avoids disguising an exchange-rate assumption as a property-price difference.
If your requirement is a two-bedroom private-pool home, obtain that specification on both islands. If it is a compact apartment with shared facilities, compare apartments. Only then does converting the quotes into one currency become useful.
Match the property before comparing the price
Send the same brief to both sides of your search:

A covered terrace is useful space, but it is not the same as an air-conditioned bedroom. Likewise, a villa's land area cannot be compared directly with a condominium's internal floor area to decide which has the cheaper square metre.
Location deserves the same discipline. A home chosen for an Ubud routine is not an equivalent substitute for one chosen for beach access in Phuket. Compare the school, work, shopping and recreation routine you would actually use, rather than assuming two popular place names offer the same thing.
Set an all-in ceiling, not just a purchase-price ceiling
Suppose your total available capital is US$300,000. The following is an illustrative allocation, not a quotation or an estimate of standard costs in either country:
- Property or contractual interest: $260,000.
- Legal work, due diligence and provisional transaction-cost allowance: $10,000.
- Furnishing or initial repairs: $15,000.
- Cash retained for operating reserves: $15,000.
That uses the entire $300,000. A property advertised at $300,000 would exceed this particular budget once those other needs were added. Replace every allowance with written estimates before relying on the calculation; transaction costs vary with the buyer, seller and legal structure.
Keep recoverable deposits and operating cash distinct from non-refundable acquisition costs. They still affect the amount you must fund, even when they are not an immediate expense. A smaller first payment is not a cheaper property
An off-plan payment schedule changes when cash leaves your account. It does not, by itself, reduce the total price or make completion certain.
Before comparing a staged purchase with a completed resale, ask what triggers each instalment, who certifies progress, what happens after a delay and which costs remain outside the contract. Do not fund later payments from rental income that cannot exist until the property is completed, handed over and lawfully operating.

Price the rights you receive
A Phuket condominium may qualify for foreign freehold ownership, subject to the statutory conditions and available foreign quota. A villa's building and land rights require a different examination. Thailand's official foreign-buyer guidance makes these distinctions material to the purchase.
On the Bali side, a lease-based price must be read alongside its commencement date, remaining term and contractual conditions. A future extension should not silently become additional purchased years in your comparison.
For example, dividing a hypothetical $250,000 lease price by 25 remaining years gives $10,000 per year of term. Dividing the same price by 20 years gives $12,500. This is only a simple screening measure: it ignores timing, income, running costs and resale value. It shows why identical asking prices can purchase different amounts of time—not what either property is worth.
Which island fits your budget?
If a condominium meets your needs, investigate Phuket condominium offers on their own merits. If a private villa is essential, request villa-to-villa comparisons and accept that legal structure, land, upkeep and management now need separate pricing.
The better purchase is the one that meets your non-negotiable requirements inside the all-in ceiling, with enough cash left to handle an interruption. Extra space is poor value if you cannot afford to maintain it; a low instalment is poor comfort if the remaining payments are unfunded.
