Canggu's villa market is the single densest concentration of primary-market villa inventory on Bali. Our dataset tracks around 80 active villa projects in Canggu — the majority of the region's overall 97-project pipeline. Prices span from $90,000 at the compact 1-bedroom entry to $5,000,000 at the beachfront top end, with the median clustering around $360,000 for a 2-3 BR villa with private pool.
Canggu villa sub-markets
Villa inventory distributes across Canggu's distinct sub-areas:
- Pererenan — the active villa-compound development zone. Largest current pipeline.
- Berawa — family-oriented villa stock, mature infrastructure.
- Batu Bolong — mature market, premium pricing, larger villa formats.
- Seseh — beachside villas, compact lots, Pink-zone dominant.
- Umalas — inland residential villas, long-stay expat focus.
- Batu Belig — boutique villa product transitioning toward Seminyak.
Typical villa configuration
Canggu's dominant villa format is 2-3 bedrooms with a private pool, 120-180 m² of build on 80-150 m² of land. Compound-style developments (6-20 villas sharing access roads, sometimes shared amenities) account for most current pipeline supply — true standalone villas on isolated plots are less common than in newer sub-markets like Bukit or Tabanan.
Completion timing for Canggu villa inventory is front-loaded on 2025 and 2026 deliveries, with a meaningful 2027 pipeline already under construction. About 55% of current inventory is still under construction; roughly 45% is completed and available for immediate handover.
Tenure and zoning
Tenure distribution across Canggu villa projects heavily favors leasehold — roughly 85%+ of villa inventory is leasehold-only, with smaller pockets of leasehold-with-freehold-option and pure freehold. Lease terms cluster at 25-30 years with extensions negotiated at purchase.
Zoning divides roughly evenly between Pink (tourism, STR legal) and Yellow (residential, STR grey-area), with Pink concentrated heavily in Pererenan and parts of Seseh. Buyers targeting daily-rate rental operations should filter specifically for Pink-zone inventory; Yellow-zone villas suit owner-occupiers and long-stay rental operators.
Who buys Canggu villas
Buyer mix leans rental-operator-focused relative to other Bali regions. Australian buyers dominate Berawa and Batu Bolong. Russian-speaking buyers concentrate in Pererenan and Seseh. European buyers spread more evenly. Entry-level 1-2 BR villa buyers are typically rental-focused, looking at the area's higher-turn STR economics. 3+ BR villa buyers split between rental and owner-occupier intent, with Berawa and Batu Bolong's more family-oriented character attracting the latter cohort more heavily than Pererenan's operator-focused market.
