The Bukit villa sub-markets
Villa inventory concentrates in six sub-areas, each with distinct character:
- Uluwatu cluster — Bingin, Padang Padang, Nunggalan, Suluban, Nyang Nyang, Dreamland. Cliff-top surf villages dominated by 1-3 BR leasehold villas, mostly Pink-zone (STR legal). Rental-operator focused.
- Ungasan / Melasti — hillside above Melasti Beach. Larger lots than Uluwatu, wider product mix, Yellow-zone dominant.
- Kutuh / Pandawa — cliff-carved beach area in the south. Premium inventory reaches $6.5M here.
- Jimbaran — north-end seafood-bay neighborhood. Higher freehold share, villa-only pipeline.
- Balangan — surf beach south of Jimbaran. Emerging pipeline with Pink/Yellow split zoning.

Pricing and configuration
Bukit villa configurations span from 1-bedroom compact formats on 80 m² plots at the entry band through family-scale 4-bedroom villas on 500+ m² lots at the top end. The median villa in Bukit sits around $270,000, with clustering around 2-3 BR formats at 120-200 m² of build on 80-200 m² of land.
Completion timing: heavy under-construction bias as Bukit's development wave continues through 2026-2027 delivery peak. About two-thirds of current inventory is still under construction.
Tenure and zoning
Bukit's tenure distribution across villa projects leans leasehold (roughly 80%+), with smaller but meaningful freehold and leasehold-with-freehold-option pockets. Freehold concentration is highest in Jimbaran and Ungasan; leasehold dominates Uluwatu.
Land zoning splits roughly between Pink (tourism, STR explicitly legal) and Yellow (residential, STR grey-area), with smaller Orange and niche classifications. Pink zoning dominates Uluwatu; Yellow dominates Ungasan/Melasti. Nusa Dua's purpose-built tourism character keeps it overwhelmingly Pink.
Who buys Bukit villas
Buyer profile shifts meaningfully by sub-area. Australian buyers concentrate in Uluwatu. European buyers (British, Dutch, German) split across Ungasan and Jimbaran. Asian institutional buyers focus on Nusa Dua's branded-residence product. Russian-speaking buyers have scaled across the peninsula as prices in Canggu's head areas pushed budgets south.
